Set within the industrial landscape of Rotterdam, this new headquarters rethinks how a global materials and manufacturing business can express its identity through space.

Delivered for a confidential client operating at the forefront of advanced materials and chemical development, the workplace is designed as a calm, cohesive and highly adaptable environment – one that reflects technical expertise without feeling corporate or rigid.

The result is an environment that supports collaboration, growth and day-to-day wellbeing, while quietly embedding the client’s identity into the fabric of the design.

A New HQ in Rotterdam

Our client required a headquarters that could work from day one, while remaining flexible enough to evolve over time. The space needed to support a wide range of activities, from focused individual work to collaborative sessions and larger townhall-style gatherings.

At the same time, the workplace had to feel inclusive, calm and intuitive to use. Subtle brand integration was important, but without overpowering the environment. In response, Area developed a design language built on restraint and flexibility. Rather than applying a fixed visual identity, the concept allows the space to absorb and reflect the brand in a more natural way.

Drawing on the client’s work in materials science, the design explores ideas of connection, structure and flow. These themes are expressed through spatial planning, detailing and material choices, creating a subtle narrative that runs throughout the workplace.

Although the office is divided into two separate wings, it was important that it felt like a single, unified environment. This was achieved through a consistent approach to finishes, proportions and detailing, ensuring there is no sense of hierarchy between spaces.

Bringing the Concept to Life

The workplace has been designed to support a wide spectrum of working styles. Open, collaborative areas sit alongside quieter spaces for focus and retreat, allowing people to move easily between different modes of work. Flexibility is built into the layout, making it simple to adapt the space as the organisation grows and changes over time.

Brand identity is introduced in a controlled and understated way. A base palette of warm neutrals and deep bronze tones creates a calm foundation, while accents of navy and green bring in moments of character. These colours are carefully connected across the workplace, helping to unify different areas without creating visual noise.

References to the client’s industry are woven into the design through detail. Perforated panels and bespoke elements subtly echo molecular structures and polymer connections, adding depth and meaning. Within reception, these ideas become more pronounced, transforming functional features into quiet focal points that anchor the space.

Inclusivity and neurodiversity were key considerations throughout. Soft contrasts are used to avoid overstimulation, while consistent materials and finishes help create a sense of clarity and ease. The balance of open and enclosed spaces ensures that individuals can choose environments that suit their needs, supporting both comfort and productivity.

Materiality plays a central role in shaping the overall atmosphere. Warm beige tones, natural textures and timber elements introduce a softer, more human quality to the space, moving away from a traditional corporate feel. Acoustic treatments are integrated carefully into the design, ensuring that performance requirements are met without disrupting the visual language.

Delivering the Vision

The project was delivered through a collaborative and iterative process, with regular design sessions and weekly coordination keeping all stakeholders aligned.

On site, the build progressed smoothly, with careful coordination required around bespoke finishes and acoustic elements. The design intent was maintained through to completion, ensuring the final space reflects the original vision.

The completed headquarters offers a flexible and future-ready workplace that supports both immediate needs and long-term growth.

By focusing on subtlety rather than statement, we have created a space that reflects our client’s technical expertise in a more human and accessible way. The design brings together people, materials and identity into a cohesive whole – quietly confident, adaptable and built to last.
